Our Process

For Investors

Capital Commitment
- Investors commit capital to the Bridger Fund.
- Funds are deposited into the Bridger Fund subscription account and moved into the fund typically on the first of the month. (see PPM)
- Funds are pooled and deployed across a diversified portfolio of CRE bridge loans.
Loan Origination
- Bridger originates loans with strong collateral and risk-adjusted returns.
- Each loan is underwritten with a focus on downside protection.
Ongoing Servicing & Monitoring
- Bridger services all loans in-house, ensuring consistent performance tracking.

4. How does Bridger Fund generate returns for investors?
Returns are generated through interest income from bridge loans. Investors receive distributions from the interest collected, minus fund expenses. Assets are held in a subREIT to take advantage of the REIT status.

5. How often are distributions made?
Distributions are made on a monthly once the accounting is completed by our 3rd party fund administrators. Investors can reinvest their distributions or receive a cash payment via ACH.

6. What is the minimum investment amount?
The minimum investment is $100,000.

7. Is my investment liquid?
Bridger Fund is not a publicly traded vehicle and is an illiquid investment. Investors have a 12-month lockup with a 60-day notice provision with 50% returned within 10 days and 50% returned after 90 days (see PPM for details)

8. How is risk managed?
Each loan is underwritten with a conservative loan-to-value (LTV) ratio, typically under 65%. We also maintain a diversified loan portfolio and conduct rigorous due diligence. All loans require unanimous approval from the three-member loan committee.

9. Can I view the fund's performance?
Yes. Investors receive regular performance reports, including loan summaries, fund metrics, and financial statements via a secure investor portal.
