How Disciplined Credit Managers Protect Investor Capital When Circumstances Change, Part 4 of 5
This may be the most important article in this series, because it addresses a question every thoughtful investor should ask: how does a manager protect capital when circumstances change?
Experienced advisors, family offices, and accredited investors understand that no investment is without risk. Markets change. Business plans can take longer than expected. What differentiates a disciplined private credit manager is not simply how it performs when everything goes according to plan, but how it prepares for—and manages—the unexpected.
Protection Begins Before a Loan Is Funded
The most effective way to manage a challenging loan is to avoid making one. Our team’s deep commercial real estate expertise, selective loan sourcing, disciplined underwriting, conservative leverage, and strong collateral positions are all designed to reduce the likelihood that a loan ever develops a material issue—and our experience to date indicates that such situations have been rare. But disciplined managers don’t stop at underwriting. They plan for the possibility that conditions will shift.
What Sophisticated Investors Expect
I feel fortunate to have worked with some of the smartest investors in the country over my 25-year career. Regardless of their background or level of wealth, the best investors consistently want the same things: transparency, timely and accurate information, direct access to decisionmakers, and a willingness to act quickly when an investment is not performing as expected.
Investors understand that not every loan follows a perfectly straight line. What they expect is a manager who anticipates change, communicates candidly, and acts decisively to protect their capital.
How Bridger Fund Protects Investor Capital
- Proactive asset management. The portfolio is reviewed by fund management in standing weekly meetings (sometimes more often), so shifts in a borrower’s business plan or in market conditions are identified and addressed early, not discovered at maturity.
- Experienced team. Fund management and our affiliated mortgage banking team have originated and managed commercial real estate loans through multiple market cycles. That experience shapes how we structure every loan and how quickly we recognize when a plan needs to adjust.
- Direct communication. When circumstances change on a loan, we address it proactively in investor reporting rather than waiting to be asked.
- Defined process. Experienced counsel is engaged where appropriate, and the loan’s carrying value is re-evaluated on a defined timeline rather than left unexamined.
- First-lien remedies. As a first-lien lender, the Fund holds the senior position in the capital stack and has a full range of remedies available if they are ever needed. Because our loans are structured with conservative leverage, meaningful borrower equity sits beneath our position, providing a cushion that helps protect investor capital. Depending on the situation, these remedies may include enhanced cash-management controls, additional reserves or collateral, loan modifications or extensions with stronger protections, enforcement of guarantor obligations, or, in extremely rare cases, taking control of the collateral. In the history of the Fund, it has had no realized principal losses.
Why This Matters Before You Invest
Trust is built through consistent communication, particularly when markets become more challenging. Anyone can report good news. The way a manager prepares for and navigates changing conditions is what determines whether an allocation becomes a long-term relationship.
At Bridger Fund, our approach is to communicate early and often: we alert investors if a material issue emerges, explain what we know and what remains uncertain, outline the steps being taken to protect capital, and provide timely updates as the situation develops rather than waiting for the next routine reporting cycle.
My advice to advisors and investors evaluating any private credit fund: ask the manager to walk you through how it structures loans to protect capital, how it monitors the portfolio, and what it does when a borrower’s plans change. The quality of that answer will tell you more than any pitch deck.
Throughout this series, our message has been consistent: each investment decision we make is aligned with our strategy and with the objectives of the investors we serve. Rather than pursuing outsized returns on any single loan, we focus on generating attractive risk-adjusted returns, with the preservation of investor capital as our highest priority.
