The Origination Advantage: Disciplined Lending Begins with the Right Loan Opportunity, Part 3 of 5

September 30, 2026 |

When advisors and family offices evaluate private credit managers, they tend to focus on underwriting standards, fees, and track record. All of that matters. But there is a question that comes before all of them: where do the loans come from?

Sourcing Comes First

One of Bridger’s most important differentiators is its relationship with Slatt Capital, a commercial mortgage banking platform with more than 40 active brokers and over $12 billion in loan originations during the past decade. That established network provides Bridger Fund with access to a consistent volume of potential lending opportunities.

Why does that matter to an investor? Because disciplined lending begins with the ability to choose whether or not to proceed with a project or transaction.

A lender with limited deal flow faces quiet but real pressure to deploy capital into the opportunities in front of it. A platform with deeper sourcing can compare transactions, evaluate relative risk, and remain selective. Bridger Fund does not need to manufacture lending opportunities. The objective is to identify the strongest potential loans from an established pipeline and structure them with downside protection at the forefront.

Selectivity You Can Measure

Selectivity should not be a slogan—it should be observable. Of all the various opportunities reviewed through our pipeline, Bridger Fund funds approximately one third of the deals seen. Every loan that is approved must clear the same fundamental questions: What is the property worth today? What is the borrower contributing? How much margin of safety exists in the collateral? And what happens if the repayment strategy is delayed?

My partners have written in detail about the underwriting discipline applied once a loan enters that process—including why we hold loan-to-value ratios well below what many competitors accept. The origination network is what allows that discipline to exist without sacrificing volume.

The Bottom Line for Investors

In private credit, access to transactions matters, but the ability to make quality choices may matter even more. When evaluating any manager, ask about the pipeline behind the portfolio. A strong origination network gives a lender something extremely valuable: the ability to say no.

At Bridger Fund, that selectivity allows us to remain committed to our investment objectives rather than stretching for yield or taking unnecessary risk simply to put capital to work. Our strategy is straightforward: focus on first-lien real estate debt, maintain conservative leverage, build meaningful equity cushions beneath our loans and structure investments with the protection of our clients’ capital as the first priority.

I often compare investing to playing a difficult golf course. You do not need to hit driver off every tee to shoot a good score. Sometimes the smartest play is a well-placed 3-wood. Keep the ball in the fairway, stay away from unnecessary hazards and give yourself the best opportunity for the next shot. Real estate investing is no different. Markets will change, valuations will move and unexpected challenges will arise. We believe long-term success comes from staying disciplined through those cycles rather than reaching for every additional point of return.

Our goal at Bridger Fund is not to take the most risk. It is to be paid appropriately for the risk we do take, while keeping the protection and preservation of our clients’ capital at the center of every lending decision we make.
